People are buying property in Costa Rica for various reasons, some to live in it, others as a second home and yet others to earn a good income by running it as a holiday home for tourists. Managing your real estate in Costa Rica is not a problem provided you understand the legal language which is Spanish here. If you do not then you should have someone who can assist you.
If you are not planning on living here permanently it is best to let the place out to a caretaker who will also be managing your real estate in Costa Rica. This could be a family who wants to live in Costa Rica who would either pay you a rent or whom you will have to pay for taking charge of your property while you are away.
The best person or company to be managing your real estate in Costa Rica while you are not there would be the real estate agent who helped you in finding this property. He would know all the details about the transactions and will be aware of the documents which you possess and that are required for having possession of this land.
You will have to be aware of the rates which are being charged by other holiday homes and an agent will be well aware of such things. You do not want to loose money or charge too much either, as you will loose clients if you do this. By trying to be Managing your real estate in Costa Rica on your own you may not be able to do your best and will loose out on business.
Directing someone who knows the business, even while you are living in another country is safe as you can be sure that he will be doing things the legal way. Maintaining records, having taxes paid and ensuring that the property is taken care of can all be done by a real estate agent of course for a fee. Remember that if a real estate agent is managing your real estate in Costa Rica, he will also be able to get you a tenant for the period you want one. This could be either long term or short term as per your need.
If you have rented out the property to someone for a long term arrangement, they may want to use it as a holiday home and even sublet rooms on a daily basis. Ask the person who is managing your real estate in Costa Rica what this entails and what the law and legal side of this is. Make the legal documents for the lease or whatever is required, accordingly and here again the real estate agent will be able to help in getting the right words put on the agreement.
It is best to try and make a visit to see your property even if you have someone managing your real estate in Costa Rica in your absence. This is always safer rather than to leave things to someone else to handle for long periods. However, it is possible to manage your property in your absence without getting unduly worried about it.
