Ten Items You Can Repair Before You Sell Your Home

Thinking of selling your home but don’t know if you should make repairs first? Of course so! Any repairs you make will only impress the buyer and will help you get most, if not all, of your asking price no matter what the market is doing. Here are a list of ten items every homeowner should repair.

1. Paint – A fresh coat of paint on the inside and out will do wonders for your home. Make sure that before you paint you make any repairs to the drywall or exterior wood. Take the opportunity the repair any damage before painting the home.

2. Floors – Have the carpet shampooed and be sure that any stains and odors are eliminated. Get any broken tiles or damaged floor boards repaired before the showing. Clean the grout lines in the tile to remove any mildew stains.

3. Windows – Make sure all the windows are operational and have screens. If there is any broken glass have a local glass company replace it. If the windows will not open, the home inspector will write it up as a safety hazard.

4. Make sure all the appliances are clean and in working order. Make sure the dryer vent pipe extends to the exterior of the home and does not discharge into the crawl space.

5. Remove any clutter from the garage and basement. Rent a storage building or a use a shed to store seasonal decorations. Throw away old newspapers and magazines.

6. Go into the attic and be sure there are no leaks around the vent stacks, roof vents, chimneys and flashing. These are the most common areas where leaks occur. It’s better if you find these and fix them before the home inspector finds them.

7. Make sure the kitchen and bathroom fans are vented to the outside of the home. Exhaust fans should vent to the exterior and typically do so through the roof or the exterior wall.

8. Make certain the sinks, plumbing, and faucets are not leaking. Check the caulking for gaps where the counter top and the wall meet.

9. Replace all the light bulbs and make sure the rooms are as bright as possible. Open the curtains to let as muck light in as possible.

10. Clean the fireplace and verify the screen works properly. Make sure the gas is on if you use gas logs and have it lit during the viewing to show the buyers it’s beauty.

1. Prior to bringing grocery bags, plants, cardboard, paper bags, or pop items into your home ,inspect for insects that may be hiding. Make sure to remove pests is they are present or throw away the items. This is a common way for fruit flies to enter

2. Firewood should be kept away from the foundation of the house. Also keep it off the ground. Shake the logs before bringing them indoors.

3. Keep floors clean by eliminating food sources for those pesky night time feeders. It s best to use a disinfecting cleaner on kitchen floors.

4. Caulk or screen areas to seal holes or cracks around your doors, windows, pipes and HVAC lines. Examine the building for possible entry points. This will also help you reduce your heating and cooling costs.

5. Trim low hanging tree limbs so they don’t touch the home. Keep the shrubs trimmed so they don’t become safe harbor for insects or rodents.

6. Protect your patio and porch from ant invasions by placing powdered chalk or used coffee grounds around the foundation.

7. Always keep the lids on your garbage cans. Dont let food sit in the trash you keep in the kitchen. Clean the cans on a regular basis with disinfectant or bleach. It is best to use trash bags.

8. Inspect the outside of your house monthly from July to Nov. Yellow jackets will appear overnight. Get them before they eat through the sheet rock.

Resolved Question: Need advice on the asking price of my mobile home Please!!!?
We own a 1990 Skyline 14×70 mobile home. In great condition. Only 1 previous owner. It has 3 bed/2 bath with a large closed in front porch. A 12×12 storage shed. Fridge, Stove, and Washer/Dryer stay. Central air. 2 out of 3 bedrooms have fresh paint along with the kitchen and 1 bathroom. Sits on a very nice lot against a field and in a quiet corner of our park. The park offers yearly community events, a community building and playground area for kids. The park is located within an extremely good school district. We are 5 minutes away from Lake Michigan beaches. And we are offering to deduct the first month lot rent for a motivated buyer. We are asking $9000 OBO to give ourselves a little room to play with. Do you think this is a fair price? Theoretically would you consider this if you were in the market for a mobile home? I’m just hoping we can sell fast. Please give me your honest opinions, but not rude uncalled for ones.

Our lot rent is 354 for a family of four and add another 100 for utilities, that would bring the average total to about 454 a month, which for rent is very reasonable. Also there are almost 10 other trailers in our park that are for sale, which worries me as I’m wondering why everyone is suddenly jumping ship. Anyway, several of the trailers that compare to ours, with the vinyl siding are asking 13K and they only have 2 bedrooms. Granted they are a little new, but you couldn’t tell from the outside. Ours still looks the same as theirs.

Resolved Question: What kind of spider did I find in my garage?
It is predominantly a taupe colored spider with black bars around it’s joints and undercarriage and black line up the legs. I can’t quite figure the front end from the back, but it looks like it is carrying a black turtle shell with a tan circle around the larger portion of the body with tan lines going to the center. If this is the front end, then there are two large orange eyes. On the smaller end, it is dark taupe fading down to black with a black spot, then as it droops down the end, it has several tan dots over the black. It’s legs are 3/4″ long each and looks pretty large when opened. We are getting a lot of spiders, but this is a first, after we had an exterminator come do the outside and inside. I reside in Western Michigan off Hwy. 94 10 miles from Lake Mi. 5 yr. old homes with a field on either side of me and in front and a million crickets and frogs in this very sandy soil. Coloma, MI. What do I have?

What is Market Sentiment (Part V)?

You should focus on the non-commercial participants rather than on the commercial participants when you look at the COT report. You would ask the reason for ignoring the commercial category. Commercial participants are mostly trading forex futures for hedging purposes. They keep on rolling on their positions from month to month for hedging even though they maybe taking losses. This way they are hedging the foreign exchange risk for their business transactions.

However, large speculators like the hedge funds and the banks trade the forex futures contract for speculation and capital gains only. Most will immediately close their losing position instead of rolling it over to the next month. Large speculators do not have any intention of taking delivery of the currency in cash like the commercial participants.

There is a close correlation between the forex futures market and the spot forex market. By gauging market sentiment in the forex futures market, you can also gauge the market sentiment in the spot forex market.

Near the maturity of the forex futures contract, the spot forex and the currency future prices converge. Prices become equal on maturity. Currency futures are basically spot prices adjusted for the forwards based on the interest rate differentials to arrive at the future delivery price.

The main difference between the spot forex market and the forex futures market is that the spot forex market is not a centralized market. It is an Over the Counter (OTC) market. However, Forex futures are traded on a Centralized Exchange Chicago Mercantile Exchange (CME). CME functions as a clearing house between the counter parties.

When either the spot or the future price of the currency rises, the other also tends to rise and when either falls, the other also tend to falls. The spot and futures prices of a currency tend to move in tandem. For example, if GBP futures price goes up spot GBP/USD goes up too. You should become familiar with the differences in price quotation system used in both the markets.

Calculate the net position of the non-commercial contracts in the COT report by subtracting the total long positions from the total short positions. Usually when a particular currency is trending up against the US Dollar, the non-commercials tend to register a net long position. This is due to the fact that the large speculators like to continue riding the trend as long as it lasts.

The opposite is also true when a particular currency is trending down against the US Dollar. The non-commercials will have a net short position when the market is trending down against USD. You can tell if the latest net positioning is skewing towards an extreme reading by comparing the latest net positioning with that of the past few weeks or months.

You can detect turning points in the spot forex market with the COT reports by keeping an eye on the net directional positioning and net contract volume in the non-commercial category. When the majority of the market is positioned incorrectly, dramatic price moves like the major turning points tend to occur.

COT report is a treasure trove. What deters many traders from using the COT report is its raw organization of data. Entry and exit cannot be timed solely based on COT report but it can generate warning signals of a possible turn ahead in the spot forex market. You can use your COT report analysis to optimize your trading strategies.
